Disbursement and balancing of funds in accordance with the MA Good Funds Statute.
We work with most lenders. Fees are not collected until closing and no penalty for cancelled closings.
NOTE; 1% of OUR legal fees go to the ASPCA and 1% of OUR legal fees go to Dana Farber Cancer Research, ON AN ANNUAL BASIS.

*Owner’s title insurance is required by Cotter Law PC on all cash purchases (and highly recommended on all transactions) - the risk to you and us is simply too high. ASK ME MORE.

Attorney’s Fee is flat rate and includes:
Comprehensive review of Seller’s Title and Opinion of Title
Review of Offer to Purchase
Drafting, negotiation and finalization of Purchase and Sales Agreement
Closing Document preparation (deed, trustee certificate, release of homestead)
Seller’s closing documents (6D certificate assistance, payoff statements)
Assist in the coordination of the closing and representation at the closing
Limited Power of Attorney
Attend the Closing & review all closing documents and explain their meaning and significance to the seller
SHORT SALE AND DEED IN LIEU CONSULTATION
